Elevator, Escalator & Lift Maintenance and Service

To comply with Malaysia Factories and Machinery (Electric Passenger And Goods Lift) Regulations, 1970 under regulation 31;

(a) (Maintenance) as to provide service and maintain the lift in your premises once a month including to provide agreement shall be for a period of not less than one year, 24-hour emergency call back service and carry out 2nd schedule inspection

(b) (Notification, Certificate Of Fitness And Inspection) Regulation, 1970 as to assist and to be present by company Competent Person during Jabatan Keselamatan dan Kesihatan Pekerjaan Malaysia (JKKP)’s annual inspection.

We provide 2-types of monthly routine service:

GENERAL CONTRACT undertakes to inspect, clean, adjust and lubricate all the lift motors, machinery, controllers and lift cars equipment. The lift contractor will charge for all necessary parts and lubricants required for replacements due to faulty, worn-out, normal wear and tear, parts have been stolen, lost or broken through misuse or wilful damage.
COMPREHENSIVE CONTRACT undertakes as in above General contract except to include parts free of charge due to faulty, worn-out, normal wear & tear with the exception of certain parts, theft, lost or broken through misuse or wilful damage.

The equipment and item coverage in the Maintenance service contract

a. To check, adjust and lubricate machines, motors, controllers, lift panel and others equipment.

b. To clean and adjust as necessary all machinery, ropes, sheaves, fixings, controllers, doors, interlocks, cable wiring, motors and safety appliances.

c. To inspect guide shoe or guide rollers to ensure smooth and quiet operation of the equipment and to keep the guide rails properly lubricated where applicable.

d. To inspect all wire ropes and traction sheave as often as necessary to maintain of wear condition and safety and to equalize tension on all hoisting ropes.

e. To supply and replace car and landing door shoes, car and counterweight guide shoes or oil can, car and landing door contacts for any repairs required.

f. To examine periodically (monthly) all safety devices.

Quarterly 2nd schedule inspection

The Competent Person will inspect periodically (Every 3 month) for the lift equipment as to satisfy the lift is in safe condition.

• Arrange and attend JKKP annual inspection The competent person will assist and to be present during Annual Jabatan Keselamatan dan Kesihatan Pekerjaan Malaysia (JKKP)’s inspection. The lift certificate of fitness (PMA No.) require to be renewed by every 15 months.
